Benefits of a Porch Construction.

A well-designed porch does more than keep the rain off - it creates a welcoming entrance, adds practical storage for coats and shoes, improves thermal efficiency, and can dramatically enhance your home's kerb appeal. From simple enclosed porches to substantial entrance halls, we design porches that suit your home and lifestyle.

Permitted Development Rules

Most porches fall under Permitted Development if they meet these criteria:

  • Ground floor area does not exceed 3 square metres (external dimensions)
  • Maximum height of 3 metres
  • No part is within 2 metres of a boundary with a highway

Larger porches or those on listed buildings, in Conservation Areas, or not meeting the above criteria will need planning permission. We confirm the route early in the design process.

Design to Match Your Home

The best porches look like they have always been there:

  • Victorian/Edwardian - Tiled floors, decorative ironwork, stained glass panels
  • 1930s semi - Brick to match, pitched roof with clay tiles, timber or uPVC windows
  • Modern - Flat roof with parapet, large format glazing, contemporary materials
  • Cottage style - Stone or render walls, slate roof, cottage-style door

We design with your home's character and the streetscene in mind.

Common Questions

How much does a porch cost to build?

A simple enclosed porch typically costs £5,000-£15,000. Larger entrance lobbies with high-quality finishes can cost £15,000-£30,000 or more.

Do I need Building Regulations approval for a porch?

Porches under 30m² with their own external door and separated from the house by a door are usually exempt from Building Regulations. Larger porches or those connected to the main house without a separating door may need approval.

How long does a porch take to build?

A simple porch can be built in 1-2 weeks. Larger or more complex designs may take 3-4 weeks. Design and any planning approval happens beforehand.

Will a porch add value to my home?

A well-designed porch improves kerb appeal and functionality, both of which can positively impact value. The return depends on your local market and how well the porch suits the property.
