  • Permitted Development - Usually applies if the garage is not forward of the principal elevation, is single storey, under 4m height (or 3m if within 2m of boundary), and total outbuildings under 50% of garden

Do I need Building Regulations approval?

Detached garages under 30m² are usually exempt from Building Regulations. Attached garages and those with habitable rooms above require approval. Electrical work must always comply with Part P.

Can I build a garage at the front of my house?

Garages forward of the principal elevation require planning permission. Design is critical - the garage should not dominate the frontage or harm the streetscene character.

What size garage do I actually need?

Modern cars are larger than many people expect. A comfortable single garage should be at least 3.3m x 6m internally. For a double with door-opening space between cars, allow at least 6m x 6m.
