Benefits of a Garage Extension.
A garage extension involves building onto or around an existing garage to create additional living space. Whether you want to extend into the side return, build alongside the garage, or incorporate the garage into a larger extension scheme, this approach makes efficient use of often-underutilised areas of your plot.

Extension Options
There are several ways to extend involving your garage:
- Extend beside the garage - Build a new room alongside, sharing a wall with the garage
- Extend through the garage - Open up the garage and continue the extension through it into the garden
- Convert and extend - Turn the garage into living space while adding new floor area beyond
- Replace entirely - Demolish the garage and build a larger structure in its place
Planning and Permitted Development
The planning route depends on what you are doing:
- Side extensions - Often permitted development if single-storey, under 4m high, and not more than half the width of the original house
- Garage conversion only - Usually permitted development unless restricted by conditions
- Larger schemes - Combining conversion with extension may trigger planning requirements
- Front-facing changes - Alterations visible from the street face greater scrutiny
Practical Considerations
Key factors to consider:
- Parking - Will you still have adequate off-street parking? Some areas have policies requiring parking retention
- Access - If losing the garage, where will bikes, bins, and garden equipment be stored?
- Services - Garages often house boilers, meters, and consumer units that may need relocating
- Damp and insulation - Garages are rarely built to habitable standards and will need upgrading
Common Questions
Should I convert my garage or extend beside it?
It depends on your needs. Converting is cheaper but limited by the existing footprint. Extending gives you more flexibility in room size and layout. Many clients do both together for the best result.
Will I need to replace the garage floor?
Garage floors are typically uninsulated concrete that slopes toward the door. For habitable space, you will need insulation, a damp-proof membrane, and a level finished floor - often raising the floor by 150-200mm.
Can I keep my garage and still extend?
Yes. You can build alongside or behind the garage while keeping it functional for parking or storage. The garage wall may become an internal wall or be opened up later.
What about the garage door?
If converting to living space, the garage door opening is typically filled with an insulated wall containing a window and/or door. Design options range from replicating the garage door pattern to full-height glazing.
